   After activation several times when I open it shows "Unregistered" version.
   Either there is some step not shown in readme file or ...?

   nope its all there.

   install the software by running Setup.exe,
   then run the activation program Activate.exe

   do not run the program before running the activater(uncheck the boxes during the intstall, so it doesnt run when setup closes). It is also good practice to right click and the activate as an administrator to, just to be safe.

   Hope you get it going.

   If id still doesn't work for you, try uninstalling the program, activate, then reinstall.

   BTW, does it use per-machine activation?
